Reports can be both current value or retrospective value. Reports are offered as both full and limited scope. Full appraisals include a complete property inspection including accurate measurements to determine living area. Exterior only inspections are offered as a lower cost alternative.

THE APPRAISAL PROCESS
An appraisal is an opinion of the most probable selling price of a home.
By definition, appraisal is the market analysis of a real estate property. An appraisal measures the dollar value of a property, by comparing it to sales of homes that are comparable to the property in question with respect to size, features, amenities, and location of the property. The market conditons play an importante roll, such as supply and demand, the availability of mortgage financing as well as interest rates.
An appraiser is and must always be an unbiased disinterested third party.
While an appraisal is extensive, it does not cover a complete analysis of construction, structural stability or compliance with building requirements. This is outside of the scope of work of a typical appraisal. These aspects are covered during a home inspection. It is always recommended to order a home inspection before purchasing a home.
